What each step costs, where anybody says so
There is no single price for buying land here, and anyone who quotes you one is adding up numbers that are mostly not published. What is published is set out below, word for word, with the step it belongs to.
Two things are worth knowing before you read it. The large amounts are percentages rather than fixed fees, so they scale with the value of the deal: stamp duty and the registration fee together, and inside Dholera SIR the charge for selling an allotted plot. The small amounts are the counter fees for searches and copies, which are measured in tens and hundreds of rupees. Everything else is not published at all.
The published amounts, word for word
Nothing here is rounded or converted. Where a source states a percentage, the percentage is printed; where it states a rupee figure, the figure is printed as the source writes it.

How to use this without getting it wrong
Read the wording rather than the number. Several of these fees are conditional: the search fee changes with the number of years searched, the copy fee changes with the page size, and the Dholera transfer charge falls from a fifth of market value to a twentieth depending on how long you have held the plot. A figure lifted out of its sentence stops being true.
The value date on every quotation is 4 August 2026, which is when the source was read. Fees are revised by circular and a circular does not always reach the page it changes, so treat anything here as the published position on that date and check the source link on the step page before you pay.
