What still has to be done after the sale deed is registered?
Registering the deed does not put your name on the land record. A separate entry called a mutation, or ferfar in Gujarati, does that, and until it is certified the 7/12 still shows the seller. These six steps cover that entry, inheritance entries, getting the plot measured, the city property card, the title and possession certificate, and the property tax question that no government source we read answers.
The steps in this stage

Mutation after the sale. Moves the buyer's name into the Record of Rights. - Step 21
Varsai inheritance entry. Records the heirs of a deceased holder in the hakk patrak so the land can subsequently be dealt with. - Step 22
Measurement and demarcation. Fixes the physical boundaries of the parcel bought, and produces the measurement sheet that an NA application and a building plan both need. - Step 23
Urban property card. The urban equivalent of the 7/12: the property card is the record of rights for land inside a city survey area. - Step 24
Title and possession certificate. A single certificate from the revenue authority attesting revenue title and lawful possession, useful for financing and for later transfers. - Step 25
Property tax in Dholera SIR. Establishes who levies property tax on land and buildings inside the Special Investment Region and under what power.
