Stage 3 of 8 · 1 step
Permission to stop farming the land
How is farmland converted to non-agricultural use in Gujarat?
One step, and it decides whether anything can ever be built. Farmland has to be converted to non-agricultural use, which everyone shortens to NA, before a building plan can be approved. The useful part of the law is the clock it puts on the government rather than on you: section 65 of the Land Revenue Code gives the Collector three months to tell you his decision, and if he does not, the permission counts as granted.
The steps in this stage
- Step 15
Non-agricultural permission. Converts agricultural land to a non-agricultural use (residential, commercial, industrial, educational, charitable).
What this stage costs and how long it takes
A fee is published for 1 of these 1 steps and a timing for 1. The wording below is the government's own, shortened where it runs long; the full text sits on each step page.
| Step | What you are doing | What it costs | How long |
|---|---|---|---|
| 15GJ-NA-01 | Non-agricultural permission | A Rs. 3-00 court fee stamp is prescribed on the application form itself. | STATUTORY: section 65 requires the Collector to inform the applicant of his decision within THREE MONTHS... |
Who you are dealing with
These steps are handled by 1 office. Each one has a page of its own setting out what it does, what it charges and whether the work can be done online.
- The Collector, through the iORA portal. The Collector decides whether you may buy the land at all and whether it may be used for anything other than farming.
What is missing in this stage
These are the declared gaps that touch the steps above, quoted from the register's own limitations list. They are printed rather than filled.
- Gap 7. NA permission: the CONVERSION TAX and NA ASSESSMENT amounts are not in Resolution NAP/1006/425/K dated 1-7-2008, which fixes only the procedure, the Rs. 3-00 court fee stamp on the application form...
