The taluka office and the land records office

Once the deed is registered the paperwork moves to the taluka. Five steps sit here: the mutation entry that finally puts your name on the record, the inheritance entry, the measurement that fixes where your boundaries actually run, the city property card for urban land, and the certificate of title and possession. No fee is published for any of the five, which is the single largest cluster of unpublished amounts in the register.

What this office does for you

These are the steps it owns, numbered as they fall in the overall sequence, so a gap in the numbers means another office handles something in between.

  • Step 20 · stage 5, after you buy
    Mutation after the sale. Moves the buyer's name into the Record of Rights.
  • Step 21 · stage 5, after you buy
    Varsai inheritance entry. Records the heirs of a deceased holder in the hakk patrak so the land can subsequently be dealt with.
  • Step 22 · stage 5, after you buy
    Measurement and demarcation. Fixes the physical boundaries of the parcel bought, and produces the measurement sheet that an NA application and a building plan both need.
  • Step 23 · stage 5, after you buy
    Urban property card. The urban equivalent of the 7/12: the property card is the record of rights for land inside a city survey area.
  • Step 24 · stage 5, after you buy
    Title and possession certificate. A single certificate from the revenue authority attesting revenue title and lawful possession, useful for financing and for later transfers.

What it charges

Not one of the 5 steps at this office publishes an amount. That is unusual enough to say plainly: you cannot budget for this office from any government page we could find, and we have not filled the hole with a number from anywhere else.
