AnyROR, the village land record portal

AnyROR is the Revenue Department's public portal for the village land record, and it is where a buyer should start because three of these four steps are free and can be done from a phone before anyone is contacted. What the portal will not give you free is a copy anybody else will accept: the on-screen view is not digitally signed, and the fee for the signed copy is not published on the portal or on the department's service list.

What this office does for you

These are the steps it owns, numbered as they fall in the overall sequence, so a gap in the numbers means another office handles something in between.

  • Step 01 · stage 1, checks before you pay
    Check the 7/12 land record. Shows the survey-number record of rights: occupant name, area, tenure and encumbrance notes for a rural survey number.
  • Step 02 · stage 1, checks before you pay
    Check the 8-A khata record. Shows the khata (account) of a landholder: every survey number held by that account holder in the village, with areas and assessment.
  • Step 03 · stage 1, checks before you pay
    Check past mutation entries. Shows the hakk patrak (Village Form 6) entry register - every past mutation on the land - and the 135-D notice issued for a pending mutation.
  • Step 04 · stage 1, checks before you pay
    Get a digitally signed land record. Produces a legally usable, digitally signed copy of the village form, as opposed to the free unsigned on-screen view.

What it charges

Not one of the 4 steps at this office publishes an amount. That is unusual enough to say plainly: you cannot budget for this office from any government page we could find, and we have not filled the hole with a number from anywhere else.
