Step 04 of 35 · stage 1, checks before you pay
Get a digitally signed land record
Produces a legally usable, digitally signed copy of the village form, as opposed to the free unsigned on-screen view. This is the copy banks and the sub-registrar will accept.

Where you go, and how
iORA - Integrated Online Revenue Applications (iora.gujarat.gov.in), Revenue Department, Government of Gujarat; linked from AnyROR
Mode: Online
This office handles 4 of the 35 steps in the register. What else it does, and what it charges.
What to have with you
The source names 3 things the office asks for. Take them all in one go and the visit is usually one visit.
- Applicant mobile number and e-mail (OTP verified)
- District / Taluka / Village
- Survey or khata number
Quoted from the prerequisite list in the register. Where the source names a detail rather than a document, such as a survey number, it is listed as the source words it.
The form you fill in
iORA service 26: 'ડીજીટલી સાઇન ગામ નમુના મેળવવા માટેની અરજી' (Application to obtain digitally signed village forms)
What it costs
No fee published. This is one of the 18 steps of 35 where no government source we read publishes an amount, so nobody can tell you the figure in advance from an official page.
Here is exactly what was searched, quoted from the register's own limitations list:
Digitally signed RoR (7/12, 8-A) fee: NOT PUBLISHED. Neither anyror.gujarat.gov.in nor the Revenue Department IORA service table states an amount, and iora.gujarat.gov.in returned HTTP 503 (Retry-After 3600) on every attempt on 2026-08-04, so the in-portal fee screen could not be read. Recorded as null.
How long it takes
No timing stated. A department that does not publish a service standard cannot be held to one, which is worth knowing before you plan around a date.
Registration department SLA / turnaround times for issuing a certified copy, Index-2, EC or a completed registration are NOT PUBLISHED in any source examined. All stated_timeline values for those steps are null; only the statutory presentation window (four months) and the statutory deemed-approval periods are recorded.
What to watch out for
The register keeps a note against this step. It is the part most people find out too late, so it is printed in full rather than summarised.
FEE NOT PUBLISHED on either the AnyROR page or the Revenue Department iORA service list. The iORA portal itself returned HTTP 503 on 2026-08-04 so the in-portal fee screen could not be read. Recorded as null, not estimated. The linked SOP URL returned an HTML error page rather than the PDF on 2026-08-04.
