Step 20 of 35 · stage 5, after you buy
Mutation after the sale
Moves the buyer's name into the Record of Rights. Until the mutation entry is certified it is not transferred to the record of rights, so the 7/12 still shows the seller.

Where you go, and how
Designated officer / e-Dhara Kendra at the taluka; certifying officer is a Revenue Officer not below the rank of Deputy Mamlatdar. Applications routed through iORA; entries and 135-D notices visible on AnyROR.
Mode: Both
This office handles 5 of the 35 steps in the register. What else it does, and what it charges.
What to have with you
The source names 2 things the office asks for. Take them all in one go and the visit is usually one visit.
- The registered document or other instrument of acquisition
- Identity verification of transferor and transferee through bio-metric ID or other prescribed mode
Quoted from the prerequisite list in the register. Where the source names a detail rather than a document, such as a survey number, it is listed as the source words it.
The form you fill in
iORA service 24 covers correction: 'ગામ નમૂના નં. ૭ માં ક્ષતિ સુધારણા માટેની અરજી'. The mutation report itself has no form number in the statute - section 135C allows the report to be made 'either manually or electronically'.
What it costs
No fee published. This is one of the 18 steps of 35 where no government source we read publishes an amount, so nobody can tell you the figure in advance from an official page.
Here is exactly what was searched, quoted from the register's own limitations list:
Mutation (ferfar) and varsai fees: NOT PUBLISHED. Sections 135C and 135D of the Gujarat Land Revenue Code prescribe the procedure and the three-month / thirty-day periods but no fee; the Revenue Department IORA service table lists the services without amounts. Recorded as null.
How long it takes
Quoted from the source, in its own words:
The person acquiring the right must report the acquisition to the designated officer WITHIN THREE MONTHS of the date of acquisition, and the designated officer must at once give a written acknowledgment. Where NO OBJECTION is raised by any interested person within THIRTY DAYS of the notice, the mutation entry shall be certified (electronically through an automated process, or manually).
The clock runs against you. Three months to report the purchase, and thirty days for anyone else to object once notice is given. That is our reading of the wording printed above, which is why the wording is printed above.
The nine stated timings in the register are compared on one page.
What to watch out for
The register keeps a note against this step. It is the part most people find out too late, so it is printed in full rather than summarised.
IMPORTANT for buyers: the second proviso to section 135C exempts 'any person acquiring a right by virtue of a registered document' from the obligation to report - the registering authority reports it. Objections go into a register of disputed cases; orders disposing of them are recorded in the register of mutations. Where the certifying officer believes the entry contravenes any Act he shall NOT certify it and must intimate reasons in writing. NO MUTATION FEE IS STATED in the Code; recorded as null.
