Where you go, and how
Adjudicating Officer, Gujarat Real Estate Regulatory Authority, Gandhinagar
Mode: Offline (demand draft prescribed)
This office handles 4 of the 35 steps in the register. What else it does, and what it charges.
What to have with you
Not stated The government source for this step does not publish a list of documents. That absence is recorded in the register rather than filled in from an unofficial checklist, so treat any list you are handed elsewhere as somebody's practice rather than as a rule. The document lists that do exist are collected on one page.
The form you fill in
Form 'B', prescribed by Rule 12(1) of the Gujarat Real Estate (Regulation and Development) (Matters Relating to the Real Estate Regulatory Authority) Rules, 2016
What it costs
Quoted from the government source, in its own words:
Rs. 1,000 (rupees one thousand) in the form of demand draft
No part of this figure has been rounded, converted or updated by us. If the department has revised it since 4 August 2026, the correction address is in the footer. Every published fee in the register sits on one page.
How long it takes
No timing stated. A department that does not publish a service standard cannot be held to one, which is worth knowing before you plan around a date.
GujRERA complaint disposal timeline: section 29 of the RERA Act contemplates disposal within sixty days, but the GujRERA FAQ item on 'Time prescribed for disposal of Complaint for compensation' was not legible as a number in the extracted text, so no disposal timeline is asserted.
What to watch out for
The register keeps a note against this step. It is the part most people find out too late, so it is printed in full rather than summarised.
Rule 16 of the General Rules, 2017 fixes the interest rate where there is no contractual rate: the State Bank of India Prime Lending Rate plus two percent, per the prevailing RBI directives (MCLR). Rule 16 also requires refund with interest or compensation to be paid by the promoter to the allottee within 45 days.
The law behind it
Sections 12, 14, 18 and 19, Real Estate (Regulation and Development) Act, 2016; Rule 12(1) of the Gujarat RERA (Matters Relating to the Real Estate Regulatory Authority) Rules, 2016
